Stage 1:

Stage 2:

Planning and Approvals

  1. Preliminary Designs and Pro Forma Analysis: Preliminary designs are created, providing a visual representation of the project's layout and features. Pro forma financial projections are developed, outlining the project's anticipated costs, revenue streams, and profitability.

  2. Capital and Operating Budgets: Detailed capital and operating budgets are prepared, encompassing all anticipated expenses associated with the project's development, construction, and ongoing operation.

  3. Financing and Entitlements: The ATA development consultant assists the owner in securing financing through applications and negotiations with lenders or investors. The process of obtaining zoning approvals, entitlements, and development permits is diligently pursued.

Stage 3:

Pre-Construction

  1. Construction Contract Negotiations: Negotiations are undertaken to secure an acceptable construction contract with a qualified contractor. This contract defines the scope of work, responsibilities, and payment terms.

  2. Constructability Reviews: The ATA development consultant conducts constructability reviews of the construction documents, ensuring that the plans and specifications are practical, efficient, and compliant with building codes and standards.

  3. Final Capital Cost Budget: A definitive capital cost budget is finalized, incorporating all anticipated expenses and reflecting any adjustments made during the pre-construction phase.

Stage 4:

Construction

Stage 5:

Completion and Ongoing Management

  1. Property Management Setup: The ATA development consultant assists the owner in establishing ongoing property management for the new development, ensuring smooth operations and tenant satisfaction.

  2. Initial Move-Ins and Punch List Completion: The consultant helps facilitate the initial move-in process, addressing any tenant concerns and ensuring a seamless transition into occupancy. Additionally, the consultant oversees the completion of the punch list, resolving any outstanding construction deficiencies.

  3. Final Capital Cost Reconciliation: A final reconciliation of the project's capital cost is conducted, ensuring that all expenses have been accurately accounted for.

  4. Additional Support: Depending on the specific needs of the project, ATA development consultants can provide further assistance in areas such as funding, property management, body corporate matters, and purchase contracts as well as FIRB (if required).
